ABOUT

The William A. Welch, Sr. Elementary School was constructed in 1972. The building stands today as the same 2-story structure as when it first opened with no additions or significant upgrades or renovations. The total gross floor area of the building is approximately 58,600 square feet. The goal of the project is to extend the school’s useful life for another 30+ years. 

 

The scope of work includes, but is not limited to, building systems replacement and upgrades, window and curtainwall replacement, interior renovations to address program deficiencies and MAAB/Code compliance. Additional renovations at the central bay of the building include structural work to support new rooftop equipment, reconfiguration and relocation of the existing administrative and nurse’s suite with a new, larger media center.  

 

Based upon the anticipated schedule for design documents, the construction for this project is anticipated to start no sooner than the close of school in the 2021-2022 school year. To begin construction in 2022, the project team will likely need to utilize Early Release Packages (ERPs), as 100% construction documents should be complete spring/summer of 2022. 

 

With no identified swing space, the School is exploring options to relocate 2 grades during the 2022 to 2023 school year, which will allow for 8 classrooms to be vacated. The school will have one grade displaced the following school year (2023-2024), allowing for four classrooms to be vacated. As a result, Construction Managers will likely need to phase the construction efforts, explore multiple shifts, and develop a plan that is efficient and delivers the completed projected as soon as possible to minimize impacts to students.
